Unlike the frantic buying environment we saw a few years ago, today's market is giving buyers more opportunities.
Homes are spending a little longer on the market, inventory has improved, and buyers are finding they have more choices than they did during the height of the seller's market. Realtor.com currently classifies Franklin County as a "buyer's market," with homes selling in about 48 days on average and closing for roughly 98 percent of asking price.
That means buyers often have room to negotiate repairs, closing costs, or other favorable terms.
National mortgage rates have recently climbed back into the mid six percent range, making affordability a challenge for some buyers.
Many people assume they should wait for rates to fall before purchasing.
But here's something to consider.
No one knows exactly when rates will come down. If rates eventually decline, many experts expect buyer demand to increase again, creating more competition and putting upward pressure on home prices.
Buying now could allow you to purchase with less competition, then refinance if rates improve later.
Despite higher borrowing costs, Franklin County home values have continued to appreciate.
The average home value in Franklin County has increased nearly four percent over the past year, while homes are still moving to pending status in about one month.
Waiting may not necessarily save money if home prices continue rising.
The best time to buy isn't determined by the market.
